  • What's Marquis at Morrison Plantation's pet policy?

    We are a pet-friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted.


    We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario, and Rottweiler.


    All pets must be registered with the office, and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

  • What are the costs associated with having a pet?

    We understand how important pets are to our residents, and the fees we charge help provide and maintain a pet-friendly community with amenities for these furry four-legged companions to enjoy. A non-refundable $350 pet fee is required for one pet, and a non-refundable $450 pet fee is required for two pets. $20 monthly pet rent is also required for each pet.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Valet Trash: $30

    - Amenity Fee: $5

    - Pest Control: $2

    - Water: Based on usage and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account

    - Pet: If applicable, $20 per pet

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria including rental, credit and criminal history checks, and employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval.

    In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements. If you want to review the full requirements prior to applying, please contact the leasing office for a full breakdown.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at Morrison Plantation as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at Morrison Plantation! Before your move-in date, we will ensure that all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, we will give you a move-in packet containing need-to-know information, hand over your keys, and then you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question!
    Parking is available on a first-come, first-serve basis for residents after they register their vehicle with the office and receive their parking permit. Guests may park in overflow.

  • As a resident, how will I receive packages?

    FedEx, UPS, and Amazon packages are delivered directly to residents' doors. Small USPS packages will be delivered to your mailbox, and larger packages will be delivered to the leasing office. Our team will let you know when you have a package for pick up in the leasing office.

  • What school district is Marquis at Morrison Plantation in?

    Students at our community attend Iredell-Statesville Schools. Depending on their grade level, students will go to Lake Norman Elementary, Lakeshore Middle, or Lake Norman High School.
